In addition to your personal contribution, you should also factor in the various supplementary expenses, commonly known as overall acquisition costs. It is important to anticipate the following:
Notary fees
In Switzerland, notary services are mandatory for any property purchase and vary from one canton to another. Online simulators can help you estimate these costs. For Geneva, you can refer to notaires-geneve.ch. For the cantons of Vaud, Jura, and Fribourg, you will find additional resources here.
To ensure peace of mind and avoid unexpected costs, it is advisable to set aside approximately 5% of the purchase price for these additional charges.
A simple rule of thumb can help assess affordability: the combined expenses of your primary residence and your second home should not exceed one-third of your gross income.
