By approving the initiative on second homes in 2012, Swiss citizens confirmed their support for limiting the construction of such properties. The Federal Act on Second Homes (LRS), which came into force on 1 January 2016, gives full effect to Article 75b of the Swiss Constitution. Under this legislation, every Swiss municipality is required to produce an annual inventory of its residential properties.
A chalet in the mountains
The price of luxury ski chalets increased by an average of 4.4% in the 12 months leading up to June 2023. Excluding the pandemic years, this represents the strongest growth since 2014.
Swiss resorts continue to lead the rankings for the second consecutive year, with three German‑speaking destinations: Klosters, Davos, and newcomer Andermatt, occupying top positions. Limited supply and major infrastructure improvements in each resort are driving prices upward.

Swiss resorts attract a wide range of visitors, from ski enthusiasts to mountain bikers, hikers, paragliders and mountain‑running lovers. Those offering a rich calendar of sporting events also tend to generate strong interest among investors.
In 2023, two distinct trends emerged, reflecting the diverse motivations of buyers. High‑altitude resorts such as St. Moritz, as well as year‑round destinations like Verbier, recorded exceptional performance. Buyers either favoured resorts guaranteeing extended ski seasons with reliable snow conditions, or sought destinations offering a broad variety of activities both on and off the slopes, combined with a lively atmosphere during the summer months.

When searching for a mountain property, don’t overlook the features that truly matter. Breathtaking views, fast internet, outdoor areas, energy‑efficient systems, eco‑conscious design, ski‑in/ski‑out convenience, family‑friendly spaces, adaptable rooms, as well as the comfort of a home gym or office: all shape the perfect alpine lifestyle.
